About Me

Born and raised in Michigan, I have lived in several states. I got my bachelors degree at the University of Michigan. I taught elementary school in Massachusetts and California. We moved to Colorado in 1989 because California was getting too crowded and at that time we were avid skiers and golfers. What a perfect place to live and work! I met Pat Murphy at a Niwot event and soon after that joined her at Niwot Real Estate.  I've worked with her and her team here selling real estate ever since and on July 1, 2021 we  officially joined Compass-Colorado, LLC.  I've been very pleased with this new arrangement. It gives me more support and technology to make my work with you buying and selling easier and hopefully more productive.


My slogan from the start has been "A Realtor you can count on for service, sincerity, and a smile." You will find me professional, knowledgeable, honest and almost always cheerful.  I love gardening and golf and can tell you about the many Golf Courses in the area. BUYING A HOME

Buying a Home is a Big Step

Whether you’re buying your first home, your dream home, or your tenth investment property, yours will be a big investment. We know how important this is to you. And we have an army of experts to make sure we find the perfect property for your unique circumstances. Finding the perfect property is just one way we can help you with your real estate purchase. As real estate agents, we have ongoing access to experts in every related field from lending to relocation. We won’t rest until we've taken you through every step of the buying process. Because we have lived and worked here for many years, we can provide you with detailed information about our communities, cities, and state. We have a clear understanding of the local market, and the inventory of homes. We also have full access to our Multiple Listing Service (MLS) so you can shop online from the comfort of your own home. Make a list of the homes you want to see and we’ll tour them together.

"Compensation" means how the buyer's agent gets paid.   Compensation remains fully negotiable by Buyers and Sellers and their agents. In the past it had become normal for the Seller to offer compensation to the buyer's agent for bringing and representing the Buyer throughout the entire contract period.  This offer of payment was referred to as the "Co-op"  or "Comp" and was written in the MLS listing.  As of August 16, 2024 this has changed and it will no longer be a feature in the MLS.

  • Practice change: Buyers must now sign a written agreement with their chosen broker before touring a home—whether in person or live virtually. The agreement will reflect the terms we have agreed upon, including what services I will provide, for how much and howas your buyer's agent I will be compensated. 
  • Compensation remains fully negotiable by buyers and sellers and their agents. 
  • If sellers have not offered compensation, buyers can request in their offer that sellers compensate the buyer broker. If the seller is not paying buyer broker compensation, the buyer will be responsible for paying their agent as agreed to in the written agreement prior to showing properties. 
  • Buyers do not need a written agreement when just speaking to a listing agent at an open house or asking them about their services. 
  • Current regulation does not allow agent commission payments to be financed as a part of a mortgage. But it can be included in the sales price of the home and given as a seller concession to the buyer for his buyer's agent.
  • Practice change: The listing broker or the seller may offer compensation to the buyer’s agent, but there are limitations to how that offer can be marketed—i.e., brokers can no longer communicate offers of compensation on an MLS.  I will need to find out if the Seller is offering a compensation before showing you the home or writing an offer on a home for you. 
  • Practice change: If there is an offer of compensation to a buyer broker from a listing broker or the seller, the seller must approve the specific amount or rate of payment in writing. (We have a form for that.)

You may have heard about the recent settlement between NAR (the National Association of Realtors) and many real estate companies.   Here are the results as they effect us. 

  • You still have the choice of offering compensation to buyer brokers. You may consider doing this as a way of marketing your home or making your listing more attractive to buyers.
  • As your agent, I must disclose to you and obtain your approval for any payment or offer of payment that a listing broker will make to another broker acting for buyers.
  • This disclosure must be made to you in writing in advance of any payment or agreement to pay another broker acting for buyers, and must specify the amount or rate of such payment.
  • If you choose to approve an offer of compensation, there are changes to how this can happen.
  • You as the seller can still make an offer compensation, but I cannot include it on a Multiple Listing Service (MLS)—MLSs are local marketplaces used by both buyer brokers and listing brokers to share information about properties for sale.
  • I can advertise your listing via off-MLS platforms such as social media, flyers and websites.
  • You as the seller can still offer buyer concessions on an MLS (for example, concessions for buyer closing costs).

These settlement practice changes went into effect August 17, 2024

Here is what the settlement doesn’t change:

  • Agents who are REALTORS® are here to help you navigate the process of selling your home and are ethically obligated to work in your best interest.
  • Compensation for your agent remains fully negotiable, and if your agent is a REALTOR®, and I am a REALTOR, she must abide by the REALTOR® Code of Ethics and have clear and transparent discussions with you about compensation. Feel free to ask questions about compensation and let's discuss what you would like to offer buyers.
